How This Project Came Together
This 40' x 60' foundation went in on open ranch land outside Kirkland, and it wasn't just a plain pad — plumbing stub-ups had to be roughed in below the slab before any concrete went down, because this building's slab needed water and drain lines rising through it at exact locations that can never be moved once the pour happens.
The crew graded the pad, trenched and set the below-slab plumbing to the building's layout, then formed the footprint and tied rebar across the full 2,400 square feet with heavier steel turned down into the perimeter footings. With the stub-ups verified against the plan, the slab was poured and finished level around every penetration.
Challenge
Anything under a slab is permanent the moment concrete covers it — a drain line an inch off its mark stays an inch off forever, inside a wall or under a fixture that no longer lines up. The rough-in had to be measured against the building plan, not the dirt, and protected from shifting while forms were built and rebar was tied around and over it.
Solution
The crew located every stub-up from the building's plan dimensions, braced the risers so form and rebar work couldn't knock them out of position, and re-checked each penetration against the layout right before the pour — the last moment anything could still be corrected. The pour was then worked around the risers without disturbing them.
Result
The finished pad is level across the full 40' x 60' footprint with every plumbing penetration rising exactly where the building plan calls for it. When the steel goes up and the interior is finished out, the lines under this slab will be right where the fixtures need them — the part of the job nobody sees, done correctly the only time it could be.
